Building a villa in Seseh.

Seseh builds like Canggu and Pererenan. Suppliers are near, the ground is ordinary, access is generally fine and the banjars are used to construction. Nothing about a Seseh build needs a special approach.

Leasehold land starts around 20 million rupiah per are per year and runs into the 30s and 40s depending on position. That is roughly half of Canggu at the entry end, which is why Seseh is where the plot you actually wanted is still affordable.

What the build is actually like

The same standard conditions as the rest of this group. No hills, no swamp, no unusual ground preparation, and materials arriving from suppliers that are close rather than a journey away.

Seseh is less built up than Pererenan, which cuts both ways. Plots are often bigger and easier to work on, and there are fewer neighbours to work around during the noisy months. Some lanes are still agricultural in character, so access is worth measuring rather than assuming.

The banjar relationship is straightforward, in an area that has been living with tourism for years.

What land costs in Seseh

From about 20 million per are, into the 30s and 40s

Leasehold, quoted per are per year, which is how land is priced in Bali. Treat it as a starting point and nothing more. Three hundred metres closer to the beach can double the price of a plot, so five minutes here moves the number more than ten kilometres would somewhere else.

Who buys in Seseh, and why

The same reasons people buy in Pererenan, with the volume turned down. It is more residential and less hectic, and it is close enough that the Canggu and Pererenan rental market still reaches it.

It is also where the money goes further. A budget that buys a modest plot in Pererenan buys a comfortable one here.

What has changed recently

Seseh has taken off. Our team describes it as the new Pererenan, and the price range has been moving upward accordingly.

If the pattern of the last few years holds, the entry end of that range will not stay where it is.

Who Seseh is not for

Where Seseh is the wrong call.

  • If you need proven, maximum occupancy from day one, Canggu and Pererenan still fill more nights.
  • If you want to walk to a wide choice of restaurants, this is not that area yet. It is quieter, and quieter is the point.

Questions we get asked about Seseh

Why is Seseh cheaper than Pererenan when it is so close?
Because it is less developed, and the rental market has not caught up with the neighbouring areas. That gap is what people are buying. It is also closing, which is worth factoring into the decision rather than assuming today's price is next year's price.
Is Seseh a better investment than Pererenan?
We are builders, not investment advisers, and the honest answer is that it depends on what you want the villa to do. Seseh gives you more land for the money and a quieter place to be. Pererenan gives you a more proven rental market today.
