Building a villa in Pererenan.

Where a lot of Canggu went next, and where two of our own villas stand.

Pererenan builds the same way Canggu does. Suppliers are close, the ground gives you nothing to fight, access is generally workable and the banjars know construction well. The difference between the two areas is not the build, it is who ends up living in the villa.

Leasehold land sits above 40 million rupiah per are per year, level with Canggu. Fidé has built two three-bedroom villas here on 300 square metre plots, both sold and both tenanted for years since, which is the most useful thing we can tell you about what is achievable on this kind of plot.

What the build is actually like

Standard work, in the same way Canggu is. No hills, no swamp, no unusual ground. Materials come from the same suppliers on the same short journeys, and the trades working here are the trades working three minutes away.

Pererenan has grown quickly, which means more plots are now second row or third row rather than on the main lanes. That makes the access check matter more than it used to. We survey gang width and truck access before a plot is committed to, not after.

The banjar process is familiar and well worn here. It is a normal part of the programme rather than an unknown.

What land costs in Pererenan

Above 40 million per are

Leasehold, quoted per are per year, which is how land is priced in Bali. Treat it as a starting point and nothing more. Three hundred metres closer to the beach can double the price of a plot, so five minutes here moves the number more than ten kilometres would somewhere else.

Who buys in Pererenan, and why

The same occupancy logic as Canggu, with a little more room to breathe. Pererenan was voted the coolest suburb in Southeast Asia by an international magazine, and the demand followed the write-up.

In practice it attracts people who looked at Canggu, liked the numbers and wanted a version of it that is slightly calmer to actually be in.

What has changed recently

Pererenan absorbed a large share of the people who would have bought in Canggu three years ago, and prices have moved to match.

The overflow is now going one step further out again, to Seseh.

Who Pererenan is not for

Two honest reasons to look elsewhere.

  • The plot problem is the same as Canggu. If your budget suits a three bedroom, this area will not give you the land for it at a sensible price.
  • If what attracted you was Pererenan as it was written up a few years ago, go and stand on it at seven in the evening first. It is considerably busier than the article.

Questions we get asked about Pererenan

What has Fidé actually built in Pererenan?
Two matching three-bedroom villas on 300 square metre plots, finished with marble surfaces, full wood cabinetry and furniture made for the space. Both sold, and both have been tenanted for years since. Villa Marlie is also in Pererenan.
Is Pererenan cheaper than Canggu?
Not meaningfully. Both sit above 40 million rupiah per are per year on leasehold. If price is the deciding factor, Seseh and Cemagi are the honest answer rather than Pererenan.
Is building here different from building in Canggu?
No, and we would rather say so than invent a difference. Same suppliers, same ground, same trades. The one thing to watch is access on the newer second and third row plots, which we check during the site survey.
