Cemagi is standard building territory. Ordinary ground, suppliers close by, access generally workable, and banjars long used to construction. It sits in the same easy group as Canggu, Pererenan and Seseh.

Leasehold land starts around 15 million rupiah per are per year and runs into the 30s, which makes it the most affordable of the Badung coastal areas we build in. It is the area people pick when the villa is somewhere they intend to spend time, not only a line on a spreadsheet.

What the build is actually like

No unusual ground conditions and no logistical premium. Materials come from the same suppliers serving Canggu, and the same trades work here.

Plots tend to be larger and more open than in Pererenan, which makes the build easier to stage and gives the design more to work with. It also means the setback and zoning position is worth establishing early, because an open plot is not automatically a buildable one.

Access is generally fine, with the same caveat as everywhere on this coast: measure the lane before you buy, not after.

What land costs in Cemagi

From about 15 million per are, into the 30s

Leasehold, quoted per are per year, which is how land is priced in Bali. Treat it as a starting point and nothing more. Three hundred metres closer to the beach can double the price of a plot, so five minutes here moves the number more than ten kilometres would somewhere else.

Who buys in Cemagi, and why

Two groups, and they want different things. The first is residential: people who want to live in Bali properly, with room and quiet, and who are not primarily buying a rental business.

The second wants a rental close to Canggu without being in the middle of Canggu. Guests who want the restaurants and the beach clubs can reach them, and then come back to somewhere they can sleep.

Who Cemagi is not for

Be honest with yourself about the trade.

  • If maximum nightly occupancy is the entire point, this is not the top of the list. Canggu and Pererenan fill faster.
  • If you want to be able to walk out of the gate to a choice of places to eat, you will be getting on a bike here.

Questions we get asked about Cemagi

Is Cemagi too far out to rent well?
It rents, and it rents to people who specifically want to be outside the busiest part. It will not match Canggu on occupancy, and anyone who tells you it will is selling you something. What it gives you instead is a bigger plot for the money and somewhere pleasant to actually stay.
How much land do you get for the money in Cemagi?
Land starts around 15 million rupiah per are per year on leasehold, into the 30s depending on position, so it is the most affordable of the coastal areas we regularly build in. Position still moves that a great deal.
