The calm side of the island, and a completely different buyer.

Sanur builds the same way the southern areas do. Our team treats it as standard: suppliers reachable, access generally fine, banjars long used to construction and tourism.

What sets Sanur apart is who it is for. Sanur does have surf, a gentler reef break rather than the beach break at Canggu, and calm water for swimming alongside it, which draws families, older buyers and long stays instead of the short-let crowd that fills Canggu.

What the build is actually like

Standard conditions, in the same group as Canggu and Uluwatu. There is no transport premium and no unusual ground work to plan around.

Sanur is long established and well built up, so plots are frequently infill between existing properties. That makes neighbours, setbacks and access lanes the practical constraints rather than the ground itself.

Being in Denpasar rather than Badung, the administrative process sits with a different office. It is still an ordinary process, and it is one we run rather than one you do.

Who buys in Sanur, and why

People who want the calmer side of the island. Sanur has its own reef break, gentler than Canggu's, plus water that's easy to just swim in, which is not really an either-or here the way it is on the west coast.

That translates into families, buyers who have been coming to Bali for years, and a rental market weighted towards longer, calmer stays rather than three nights and a beach club.

You can still get 1,000 square metres of land here by the beach, ten minutes from central Sanur, for the price of a normal, less attractive 300 square metre plot in Canggu. As a generalisation, older, more affluent buyers come here. With the international hospital now open, the new highway, and its central position relative to the rest of Bali, Sanur has taken off over the last eighteen months to become the fastest growing area on Airbnb. The beaches are considered nicer than the west coast, with yellow sand and calm lagoons, friendly for all ages. One of our most recommended areas right now.

Who Sanur is not for

Sanur is a poor fit for a common set of expectations.

  • If your rental model is built on the young short-stay market, that market is in Canggu and Uluwatu, not here.
  • If you want the punchy beach break of Canggu or Uluwatu, Sanur's reef break is gentler and different, not a substitute.
  • If you want a large open plot with a view over fields, the established, built-up character of Sanur works against you.

Questions we get asked about Sanur

Does Sanur rent as well as Canggu?
Differently, rather than better or worse. Sanur draws longer stays, families and returning visitors, so nightly rates and turnover both look different from a Canggu villa. If you want the honest comparison for a specific plot and villa, ask us and we will talk it through properly.
Is Sanur harder to build in than Canggu?
No. Our team puts it in the same standard group. The practical differences are that plots are often squeezed between existing buildings, and that the paperwork sits with Denpasar rather than Badung.
How much is land in Sanur?
We have not published a range, because we have not been given one we would stand behind. We would rather tell you what we are seeing on real plots than print a number we cannot support.
